Don't identify yourself with any one business or one industry.

Be an open-minded opportunist.

How you know you've made it:

You get to stop doing business with assholes.

No asshole clients.

No asshole partners.

No asshole investors.

In the early days, when you're hungry, you have to do what you have to do.

Bend over backwards for customers.

Deal with disrespectful partners.

Take investments from folks who don't have the same vision as you do and bend the terms to their liking.

As you build enough experience and wealth this slowly shifts.

And you can start firing the bad customers.

Breaking up with the bad partners.

And buying out the bad investors.

This is different than F U money.

F U money is the next phase...

It happens a few million later when you become one of the assholes.

Tip:

Get F U money but don't become an asshole.

This transformation happens through leverage.

When we start, we have none. Others have it all.

You have no negotiation power because they have everything YOU need and YOU are a commodity.

How hard is it to engage a company to work with you?

Data-driven companies obsess over reducing this friction.

Mom-and-pop operators SUCK at this and it’s costing them millions.

1985 companies have a lot of friction.

Call them. Leave message. Wait. Guy may or may not call you back. Quote by phone or email. Scan signed contract.

A self storage facility we purchased recently had a lot of this.

Drive across town M-F 9-5. Spend 20 mins. Sign paper lease.

Get a physical key and lock. Drive back. Get your unit. Mail a check each month or stop by office with cash.

Owner charged $52 a month for a 10x10. Completely full.

We instantly setup software for online rental.

No phone call necessary. Rent a unit in 4 mins from your browser.

Sign lease online. Pay online. Upload photo of DL on phone.

Go straight to your unit 24/7. Type in gate key that was sent to you by text. Lock and key waiting in unit.

We can now charge $77 a mo for the same unit. $25 more. And we rent MORE units faster.

How significant is this?

That $25 increase per unit across the board turns out to be a 35% increase in revenue.

That takes revenue from $14k a month when I buy it to $18.9k a few months later.

An extra $58k to the bottom line over the course of 12 months.

Most real estate influencers spend 99% of their time trying to sound smart.

They purposely make things too complicated.

When you do this for a while you can tell if a property is worth buying with a napkin and 30 seconds.

The problem with being a big real estate PE firm:

You need to do good deals year after year and deploy 10s or 100s of millions in capital.

It’s a hamster wheel making others wealthy.

The advantage of being you:

One building like this can change your life.

Buying real estate that doesn’t cashflow well because values have risen 10% / yr for 10 yrs while wages have risen 3% / yr for 10 yrs is very risky.

I don’t care how long your interest rate is “fixed” for.

Markets are cyclical. Trends change. Bankruptcy is real.

If you don’t know anyone with money and you have less than $250k of your own cash real estate isn’t the best way to make money.

Even a $500k property (like the one pictured above) requires $150k down and another $100k in cash reserves.

When Saudi Arabia's King visited India in 1955, PM Nehru ordered all the Hindu Temples and Idols of Hindu Deities that came in Saudi King's way to be covered up.
Our temples are the architectural marvels in their own league.

Each of our temples tells the story of our rich history and cultural heritage. Was Nehru that ashamed of his own nation's heritage that he had to cover them up or there was some other reason? The answer would be best known to him only.

PM Nehru invited the then Saudi King Saud bin Abdul Aziz to India who accepted the invitation and planned a 17 day long official visit to India in 1955. Saudi King had brought a large delegation with him and he had to visit various Indian cities like Mumbai, Hyderabad, Agra,

Aligarh, Shimla, Mysore and Varanasi. However, when Saudi King reached Varanasi, Nehru ordered to cover all the temples and Idols with curtains that came in the way of the Royal Convoy. During his stay in Varanasi, Govt buildings were painted with the words "Kalma Tayyiba".

'Kalma Tayyiba' means 'There is not God but only Allah and Mohammed is his messenger'. In addition to it, Pooja and Aartis were also stopped at temples. I can call it the appeasement politics of the highest order and Nehru was indeed the greatest appeaser of all times.

Shri Krishna Leela

This is a beautiful story of Guruvayurappan. Once there lived in Guruvayur a poor family. Kitta, his wife & kids were struggling for their daily needs. With only a coconut tree in house, he earned a living by selling coconuts.

Kitta was from a low caste family. He was a great devotee of Guruvayurappan. Everyday before going to work he always prayed infront of a picture of Guruvayurappan in his house. His only wish was to worship at Guruvayur & have annadanam in temple. But he was not allowed there

It was Utsavam time in Guruvayur. From far behind kitta and family worshipped Guruvayurappan. Annadanam was given daily and no one was left empty stomach. Only Kitta didn't receive. That night, it was only Kitta's family who was sleeping without food. After temple nada closed

Shri Krishna, dressed himself as a Brahmin went to temple Kitchen. He packed food and went directly to kitta's house. Reaching Kitta's house, Shri Krishna told he was sent by a cook of Guruvayur temple and gave them the food he packed. Kitta and family was very happy seeing food.

When Kitta finished his food, Brahmin asked it will be better if he get a tender coconut( karikku)to drink. Kitta climbed the tree and gave all coconuts to him. After having 1 tender coconut, the Brahmin asked to bring remaining coconuts to Guruvayur temple the next day.
