What is REIT?
We know mutual funds, right?
Where money is pooled is pooled from investors and in return are offered mutual funds units.
Similarly, instead of shares of public companies, REIT units represent ownership of real estate assets.

 1)Real Estate Investment Trust (REIT) is a tax-efficient vehicle that owns a portfolio of income-generating real estate assets. It is created by a sponsor, who transfers ownership of assets to the trust in exchange for its units.
2)SEBI regulations require REITs to payout 90% of distributable cashflows to unitholders, and must have at least 80% of their assets to be completed & income generating, which decreases the execution risk.
3)The sponsor is obligated to hold certain units of the REIT & remaining are issued to investors in the form of an IPO.
Once listed, they serve as permanent vehicle to raise debt and equity in the capital markets to acquire new assets & grow.
4)Certain parameters to evaluate REITs:
Weighted Average Lease Expiry (WALE): The biggest risk of running a commercial property is vacancy. WALE is used to calculate the time left for property to go vacant. The higher the better.
5)Distribution Yield
By law REITs have to pay 90% of distributable cash flows to investors. It is a metric to measure these payments. However this is
not a guaranteed payout. It depends on the trust performance. Again the higher the better.
6)Net Assets Value (NAV): It is one of the best way to assess REITs and can be thought like a Book value per share. It is calculated as the estimated market value of the properties minus all liabilities, which is divided by number of shares outstanding.
7)Sometimes, REITs tend to trade below or above NAV, which happens because of supply & demand of the traded units. In such cases, we have to keep an eye on share price distance from NAV.
8) Sponsor: A strong sponsor will have many advantages like brand recognition, trust factor, on time delivery etc. REITs will also have Right of
9)Loan To Value(LTV): It measures how much debt was borrowed compared to the underlying asset value. Just like any other business, lower the leverage, the better.
10)High occupancy: The occupancy rate is the percentage of the square foot available in the portfolio of REIT, which ensures consistency in payouts, increasing rental & dividend income. The
higher the occupancy, the stable are the cash flows.
11)Diversified Portfolio: A well managed property in prime location will have the highest occupancy rate. On the other side, oversupply of properties can reduce occupancy rates & rental income.
12)REITs having diversified portfolio across geographies & tenants are less prone to oversupply & concentration risk.

This post is pretty bizarre, but it manages to hit on so many false beliefs that I've seen hurt junior data scientists that it deserves some explicit

(1) The notion that R is well-suited to "building web applications" seems totally out of left field. I don't feel like most R loyalists think this is a good idea, but it's worth calling out that no normal company will be glad you wrote your entire web app in R.

(2) It is true that Python had some issues historically with the 2-to-3 transition, but it's not such a big deal these days. On the flip side, I have found interesting R code that doesn't run in modern R interpreters because of changes in core operations (e.g. assignment syntax).

(3) "Most of the time we only need a latest, working interpreter with the latest packages to run the code" -- this is where things get real and reveal some things that hurt data scientists. If this sentence is true, it's likely because you don't share code with coworkers.

(3) Really is a broader issue in data science: people only think of what they need to do their work if no one else existed and code was never maintained. Junior data scientists almost always operate on projects they start from scratch and don't have to maintain for long.

1/ I am seeing more and more founder secondary in venture rounds (Secondary = founders selling some of their shares before some other shareholders are able). Series B-D. I see both as an investor and through entrepreneur circles.

2/ I like secondary for entrepreneurs. Moderation is key but in a lot of situations I think it helps accelerate the co. Lots of very smart investors disagree. Here are my thoughts.

3/ Magnitude: My basic rule of thumb from what I see is market is 4+ yrs and up to 10% of founder’s equity stake with some $ cap that makes sense given stage etc. (typically <$10m)

4/ The entrepreneurial journey is brutally hard. Giving some financial relief helps remove one piece of pressure. I don’t think that secondary in the magnitude mentioned impacts the drive/persistence of great entrepreneurs.

5/ That secondary means they will be able to just sleep knowing they can pay their kids’ tuition. Secondary will make most founders better at their jobs, thus accelerating the co.

Ahilyabai was Born on May 31,1725 in the village of Chondi,Jamkhed distt,Maharashtra to a man named Mankoji Shinde,who was the Patil(Chief) of a village and a member of proud Dhangar Community.


Despite the fact that girls' education was a farther dream in those days, Ahilyabai was homeschooled by her father.
Ahilya didn't belong to any royal family but in a twist of fate she is still remembered as one of the most revered Queen in the history.


While they were living their humdrum lives, one day Malhar Rao Holkar, commander of the Peshwa Bajirao & Lord of the Malwa stopped in Chondi on his way to Pune, where he couldn't help but notice a young 8yrs old Ahilyabai in the temple service feeding the poor & hungry.

He was so impressed by the sheer innocence&beauty with simplicity character of Ahilyabai dat he asked her hand in marriage for his son Khanderao Holkar.Just like that she got married to Khanderao in 1733 at a tender age of 8&became a bride of esteemed Maratha community of Holkars

But destiny had something else in store for her as her husband died in the Battle of Kumbher in 1754 leaving her widow at 29.Distressed Ahilyabai was to commit Sati when her father-in-law Malhar Rao refused to let it happen.
